As for finding a strong PM ... there's lots of information here on BP about the various efforts folks use to screen, select, and manage property managers.

If the funds are Roth, you should transfer them to a Roth account with the same investment selection I already mentioned.

It's usually pretty obvious in the selection process. 

Select the comps with the closest Sq ft of living space, beds and bathrooms, and lot size to your subject property.

Select service hotels are generally preferred.  

I've noticed there a select couple of people who seem to get all the Reo listings.

It's really hard to select a roofer since the job can be very subjective.
