I am looking at a major cash out refi at lower rates with another local institution.On each of my notes it says - PREPAYMENT PENALTY - Upon prepayment of this note Lender is entitled to the following prepayment penalty: 2% prepayment penalty if refinanced at another financial institution.   

I was paying half of the rent in my friends apartment so there was no breach of contract and penalties to pay when I left.

There is no penalty for starting and not completing a 1031.

Hello everyone, So I just had my 1st offer accepted, now the seller wants to know how much is the loan you are seeking from their lending institution?

As I'm sure you know, it's important you view your tenants as business transactions- make expectations clear, and outline everything in your agreement they will be responsible for and penalties if they do not hold their end up.I agree if you ask for too much, they may pass- but it's unlikely (as long as your asks are reasonable), considering the eagerness and need from renters- and they are used to providing most of this with other managers and landlords.

I will be seeking the deals, securing the financing, managing the projects and managing the properties.

I no longer work and I thought it would not have any penalties since I was not employed.
