I'm okay with running a STR and the work involved I just don't want to screw up.  

If this was caused by the HA screwing up you may need to decide if it is with pissing them off forever by suing them.

Do some research before working with those individuals (obviously referrals are best) which will reduce the risk of you getting screwed but at the end of the day, you can't reduce the risk to zero. 

The only reason he called you back is because he's still getting screwed by the tenants, so he's probably hoping you can somehow help him out.
