I have a woman who applied for the apartment whose only source of income is SSI Disability from the government...does anyone else have renters whose income is from SSI disability every month?

It is a risk they take as renters.

For example, we have several beach front homes that were purchased specifically for renting to short term renters, the larger of these homes command $10,000 per week in the peak season. 

Cleaning fee you can charge the renter along with service and taxes. 

Also, never never never buy a property that can’t cover itself with a long term renter.

List all the requirements to be done before move in if accepted: utilities, registering with e-pay service, pet fee, holding fees, application fees, non-smoking household statement, renter's insurance, etc. 

The city and government there cater to the low income renters  that have been there a long time, making it difficult for the city to experience the same kind of growth and changes that you have seen happen in JC.

After that I always tell the renters to call the police when there is any issue that they feel threatened in. 

What types of insurances do I need to consider (general liability, commercial renter)?

I can't seem to find any resources on how to register my property for section 8 renters.
