I am starting out in the rental real estate investment space and considering Section 8 rentals - not necessarily limited to any specific city (would appreciate suggestions).

Hello BP community,I am relatively new to REI investing and getting ready to buy my third rental property. 

The 4 bed vs 3+den designation won't have any effect on the home's value, or the rental income.

I have not yet purchased any rental property and would like some insight on what the best way to go about this. 

Waterfront homes, particularly those with Gulf access, can command higher prices and potentially higher returns on investment.3) Tourism and Vacation Rentals: Cape Coral's proximity to popular tourist destinations like Fort Myers Beach and Sanibel Island makes it attractive for vacation rentals, especially during peak tourist seasons.4) Affordability: Compared to other coastal areas in Florida, Cape Coral offers relatively affordable real estate options.

In summary: if a landlord has a provision in its rental agreement, which includes any rental documents as they are incorporated into the rental agreement, that violate any of the “10 Deadly Sins,” the landlord must return all rent that it received from the tenant during the tenant’s entire tenancy.

Also a weird caveat is that in order to count rental income on any FHA property to offset the mortgage for your DTI calculations on the next approval, the properties have to be more than 100 miles away. 

Parma is a great area, Garfield is a strong rental area with lots of demand. 

This was our personal home, doing a rehab or for a rental that's vacant would be much easier as far as moving furnitture, boxes, etc.
