4 units are great because they give you the option to rent some units out while you're working on fixing the other ones up and there is a lot of rental demand in Cleveland and surrounding neighborhoods right now, so it's a great time to get in the market!

If some of you think now is an awful time to do this (re: interest rates) I'm open to being told to wait as well.

We're still a small enough city that you can easily discern the path-of-progress (POP) when a neighborhood is getting "squeezed" by adjacent areas that are growing/renovating quickly.

You can even finance the 6 months of pitia mortgage payments into your proposed loan that way you’re not making payments for two residences at the same Time

@Darrell KirbyRead the agreement - what is title company, their agent etc saying also some states have a 3 day cooling off period on certain purchases which could be canceled during that time.

I plan to spend some time during all times of day to familiarize myself but I have read a ton of info and it is generally not considered to have a stellar reputation in terms of crime and such.

I figured now is a good time as any to build wealth and put all my knowledge and experience to use! 

I have a contingency period but I would fell bad for cancelling on the seller even if it means that I get my EMD back.
