The basement was a kill joy from seeing the outside of the house to the kitchen.  

Then spend a million bucks and do a public offering.If its purely a loan with one person giving you a loan for one property, you're on solider ground than if they're buying units in an LLC.

This is purely management rights, no property ownership.

I think the most self-aware investors would likely admit that some of it is purely accidental.

You need a loan that is purely a niche product.

Whether something - for buy and hold - is going to appreciate, depreciate or go up in flames really is pure (bad) luck.
