Both states have fill in the blank on line forms that take  about 15 minutes to fill out, instructions are provided, and the resultant Articles of Organization are state approved.

There are conventional/FHA guidelines that allow for less than 2 years of work experience provided you were in school.

For some reason, they will not release the original application, driver's license, SSN, employer, or references for the past tenant so I can provide the information to the new property manager to file for collection.

I would put the LVP in the bedrooms as well and then people can put down a rug if they want or have the ease and convenience of just a quick sweep and mop with the LVP.

@James CarlsonSE Denver, the house is in unincorporated Arapahoe county which provides access to the cherry creek public school system vs Denver public schools which I also a see as a positive.

Usually, a seasoned, experienced real estate agent or broker could also provide insight to current market rules and the local sentiment regarding STRs that might influence future changes.Some markets have no restrictions.

While you should never believe their revenue projection on a specific property without doing further due diligence, I do think their data is a good baseline and can provide an eagle-eye view of areas with better occupancy, better ADR, lower supply and therefore higher revenue potential, etc.Good luck!
