I am looking at a prospective out of state long distance deal that has been difficult to obtain lending on as there is both a regular home and mobile home on the same property and the mobile home causes the potential investment to not meet conventional guidelines and therefore not even DSCR loans are an option.

I have a mortgage (2.5M) on a residential property located in the state of HI, titled in my personal name. 

Purchase price: $102,000 Cash invested: $6,000 Originally used as a short term rental, this property is now a mid-term rental (min. 30 days) and continues to cash flow.

How could I get one of them to agree to sign an agreement to vacate the property?

We then placed a second on the property and they made payments.

I have properties in Birmingham, AL, and Houston, TX.

Im looking at properties to buy, and saw a tenant in a 4-unit property I like paid $1,000 in late fees.    

I am a new landlord and need to replace the only shower in our rental property, which will take 3 days to complete.

I would be an actual owner of the property as well if I invest in it.
