Hi @Mike Cesarano and @Troy S.You all may be aware of this but I want to mention it just in case.In PA if property managers will lease, list, promote for rent, and manage a property he or she must have a broker's license or be a salesperson under a broker.

I have printed all material (text messages, bounced check, etc).I feel guilty over doing this and keep replaying in my head that maybe she has some point on the grace period (even though she is late and bounced a check) The lease reads in two total different paragraph "rent is due on or before the 1st of month", Late fee is $50 after the 5 day grace.

I am actually looking at a building currently for sale that can be converted into 2 floors with a mezzanine system, so I am working on getting pricing for mezzanines and the unit material and install from DBCI, but I'll reach out to Mako, Rabco and Janus.

You should be able to get discounts on materials for that large of a project but over budgeting is good because you will run into unknowns.

For example, the license disclosure requirements apply to "real estate-related advertisements" so I am planning on putting my license number and broker name on my direct mail materials (assuming my broker will approve them!).
