I have made far more progress in my negations by simply not taking the haggle bait.  

Although I haven't closed a deal yet, I feel very good about the progress I am making and extremely confident that I'll make something happen sooner or later.  

If you have a full time job, are you sure you can show up everyday to check on progress?

There are strong areas mainly in the path of progress and others that are mature, stagnant or even declining in value due to various reasons.

Great progress lining up a lender and everything so soon.

Well I think I kind of hit the jackpot...One month into a new rental purchase, I have to bite the bullet for a new roof, a subterranean termite treatment and a drywood termite fumigation.Property has a flat roof, traditional 2 ply asphalt, with multiple patching over the years, I know the roof is near the end of it's life, and may even been living on borrowed time.When we inspected the property there was just so much leaves on the roof, that it was holding up a "mat" of leaves sitting there for years and with the south florida rain and sun, those leaves have turned into compost. 

While doing this continue to educate yourself on real estate and networking with others so they can see your progress.  

And have been able to make a ton of progress in the last several days.I'm learning how to evaluate deals and get the ball rolling as well as larger topics like build my business plan and get clear goals of what I want to accomplish.Thank you both for the encouragement and welcome to the forum.

We have found that probates can be very lengthy deals but there is always progress being made.
