I am trying to understand and analyze how to structure the most profitable option, when it comes to buying and producing cash flow out of property.  

For those of you that are familiar with it or check the link out, is this just hypothetical or are there actually multifamily properties out there for this cheap that could produce a cashflow?

Getting a LEAD is one thing --BUT - knowing what to do with that LEAD is something else - anyone  can produce calls from people who want to sell - that's in my opinion is the easy part of this real estate get rich business......BUT knowing what to do - what to say - in the first 20 seconds is extremely important - YOU don't have a second chance to make a first impression!

Another option if that house isn't performing as well as you would like would be to sell the existing rental and do a 1031 exchange using the proceeds as down payments on 2 better producing rentals.  

Especially my favorite kind, income producing real estate.There are other options out there  like private syndications that provide higher returns and some of the crowd funding sources.
