This are pretty common on for sale signs just never worked with one of these companies before and looking for suggestions.

The past year it's all been going pretty smooth but kind of feel like I wont get lucky twice with another easy going rental lol.

If you had no intention of selling and someone comes along and offers you more money than you can refuse that's a pretty good defense.So, yes it's not a lot of time and it would be nicer if it were actually up for rent right now and you want to have your documentation in place if questioned.

I have one that I bought that I like pretty good, it's pretty intuitive and user friendly.

It seems pretty simple to me that I could buy the house, then resell the house with just its one acre plot separate from the large almost 100 acre land plot, and double my money real quickly.

Are you pretty firm on one asset class or do you like multiple?

The numbers look pretty good to me. 

That will pretty much be a wash, but this area is booming, and I want to keep the property for equity buildup/appreciation purposes.Thanks
