My primary concern, is that we'll be walking the property with the adjuster soon, and I feel pressure to have a contractor in place by then or I may lose out on some negotiating power.My question for the community, is in these circumstances should I be bothering to bid this out to multiple contractors to try and find the cheapest guy?

Things like ordering the dumpster, doing demo, getting materials on site, etc are things you could potentially do yourself and possibly afford you the ability to get out ahead of your draws so you do not feel as much pressure coming out of your pocket.

sometimes people leave water running if they go out of town during the winter to prevent frozen pipes...is it possible they thought they were doing you a favor, but left the pressure too high which accidentally led to this water bill??

Turn off the water to house, open valve to release pressure and replace with a shark bite compression fitting valve, cap it off or some other sort of replacement depending on what type of water lines they are.

Bad training will be high-pressured sales tactics, good training would be educating buyers on how much it would take for the investor to rehab their home and that the investor needs to get paid for their efforts as well.
