@Phyo Ko Unfortunately you lost a lot of your negotiating power when that clause went out the door.

Might do a 7th this year. 200k is a bit tight of a budget if you are looking to get into 2+ units in a B class or better area in the city on something that's turnkey or close to it.

Also for the tenants they can go to power to choose which is an online marketplace to shop for the best electric rate and company with reviews, and cost. 

I work with delinquent account information in banking and I would label these applicants as very high risk.In our data, we found that '12 Months Max Delinquency' was a variable with predictive power.

I have a 36' travel trailer (like a 2 BR house on wheels) and we carry our own water, holding tanks & have our own power, so we don't need any hook ups.

I don't think it dilutes your negotiating power.

although i get around a fair bit. through out the US.. and even though i live there and work there i have to say the Portland OR metro probably has the greatest amount of A B in the country.. then C  and very little to no D.. there are some not so great areas.. but there is no HOOD like you see in so many other areas..
