As far as the individual expenses go (excluding utilities) I start with 8.34% or $187.65 (one month rent) for Vacancy. 

This is more efficient than individual LLCs for every property but still isolates liability.

Spend time reading profiles and connect with individuals. 

In any case, always look at the individual deal.

Looking for an individual or firm who is well versed in liens, foreclosures, probates, quiet title, ect.

I'll add this is a Baltimore single family home that would ideally be rented to 4 different individuals, who would share the living space, near Johns Hopkins University.

As far as taxes go: I know individuals who flip houses get taxed out the a**.

There were 2 separate individual (non-connected) houses on the lot.

I am completely new, I read Rich Dad, Poor Dad about 3 weeks ago and it got me really excited about real estate investing but I haven’t found many people in the area who could really show me the ropes.So far I am trying to find someone I can learn from and also finding out if there are any investor friendly real estate agents in the area.
