Does anybody know any courses/programs that they recommend for learning how to find off-market properties?

The secret is learning how to be not only satisfied but pleasured by the journey and the effort.

I have designed, built, and own (very) small scale (500kW) solar farms and in my world, I learned to always look for the word 'exemption' to make sure I'm not wandering in territory that will cripple me financially.

@Jason GriffinRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

This is a great place to learn, ask questions, and network.

I've spent the last year following the real estate market and learning more about it, finally feel ready to make the jump to invest (especially since the deals are coming out to light). 

We also sublet our own personal home that we own. 

Stick to a plan for 3-6 months learn, have a mentor or 2 and try to be around others that are 2-3 levels about where you are in your real estate journey to learn from their experience.
