Hi @Ryan LopezOne thing to remember when you are getting into RE investing is to have your team of people or as Brandon Turner from the Bigger Pockets Podcast calls it your CORE 41.

It will get you in touch with some people, but definitely can't be counted on.....especially for more distressed assets/people.  

Some people build their own excel calculators.

I feel like it's safe to assume that when most people see the letter in the mail it just goes straight in the trash anyway. 

Attend meetups and meet as many people in RE as you can.

Finding a deal that you can get some of your money back can probably be done as people are still flipping houses so there is definitely spread between the fixer purchase prices and ARV. 

@John Dehn I like your idea of offering it as a closing credit, even if you aren't responsible for the charges, if you want them to buy the property that could be a good incentive to move forward with the purchase, it may seem insignificant relative to the purchase price, but small psychological things like that can have an impact on people's decision making. 

I still saw a ton of STR on Airbnb regardless.Can people still get away with buying STR even if they are illegal?
