According to @James Wise 's definition, they land somewhere between B - and C - .I've built in a pretty sold margin of safety, and am doing my best to tenant proof the units (I realize this is an oxymoron).

Any unpermitted structure will almost always not be factored into the appraisal. https://ladesigngroup.wordpress.com/2011/09/21/leg...I strongly suggest visiting the building and safety office on Figueroa and ask some hard questions.
