Finding property and clientele

I have a great resource at hand, but I am having a hard time using it to its full potential.

I was able to connect with private banker/lender worth billions, and has allowed me to join his team.

He told me the best niche, as a woman, that I can start with is RE, whether providing financing for buyers, hard money for RE investors, or even acquiring RE to lease or sale on my own, and he provides all the capital.

Long story short he wants me to make wise investments using his funds to help me earn more income.

So far so good, but I have not closed a large enough deal to where I feel like I've accomplished a continual sales or investment strategy.

Can anyone give me insight on how I can really thrive in RE, or at least be a contact for those who already involved and just need lenders.

It's been over two months now, and I know I can do better than what I am doing.
