I have been running my clubs for many years and the participants seem to get much value from it.

please don't encourage that.. my days of owning and operating RE shops are long gone.. been there done that .. helped many to formidable careers and proud of it...

This is my first year participating in the office project so recently i went to the bank and got a line of credit for $190,000 at 4.5%.

But for a short sale, the borrower needs to be a willing, active participant.
