My thinking is that interest rates could go up, so a floating rate loan could turn painful in a rising rate scenario. 

I don't ever want to sit through a 1-2 year legal process but starting the lawsuit would cloud title and at least make it painful to the party in breach of contract.

Kind of a pain but no sense in throwing away 100 bucks in carpeting when it can be reused

For the contractor having to work around you in the middle of the project doing the sheet rock would be a pain. 

She wants to bring the guy to court so since he broke their contract and stopped paying, but not only can she not afford court costs, she lost the original contract (lol I know this is painful to read!).

Are there any North Philly rental investors or agents that can give me some more insight to your pain points or how to maintain success in a market that isn't "hot" even though the numbers are there to back it up?
