There is also a great market for summer and winter rentals in the Hudson Valley as well... people come to see the "country" as if Orange County isn't one of the highest populated counties in NY!

I have not attended many meetups due to being busy with projects, however I want to make it a focus to get out more into the community in Los Angeles and Orange County.

My beach STRs that are 100' from the sand is 3 hours drive from ~20 million people (Tijuana, San Diego county, Orange county, Los Angels county, Imperial County, Riverside county). 

Then investors wonder why CPA charges an arm and a leg when the books are already done. 

Long story short, flipping is more fun for me and recently sold all my rentals in AV except one for approx 1M, was able to 1031 into a nice large building in Orange County which flows more $$.
