I would like to know people's opinion on an idea I have below.

     I'm looking to partner with a local real estate investing office and looking for opinions on my first wholesale deal ever and with them.  

I am, however, feeling overwhelmed by the many widely varying opinions on the best way for a newbie to start, especially on a part time basis while working a full time job (sometimes >60 hrs/week).

I have no desire to hire a property management company in YT because I have already worked with a few and none of them are good and honest people in my opinion.

In my opinion, the best option for a young person looking to get started investing in real estate is to buy a triplex or fourplex with 3.5% down FHA financing.
