My question was - it is TWO months since the tenants will officially take over the lease.

This dance is especially challenging when the last day of the month falls on a weekend or holiday, when city officials are not working.I have a very good reputation with the enforcement officers, and they do not hassle me as my units are always a step up from the others in my market.  

The renters now saying they are willing to peacefully vacate to avoid court filing, but CANNOT pay 3 months due rent (they are willing to set up a payment plan -if their is official way to set it up)this is our first rental property and looking at posts, it seems like we did not follow several procedures that most experienced and savy investors have discussed.

If the PM has you on their own website as well as one of the major channels - VRBO, booking.com, or abnb, you won’t move the needle spending extra dollars.

Love the enthusiasm, and there are some great points written here, but I will tell you that officially raising capital with an SEC exemption is no small task.
