The deal fell apart, and not only did we lose the $5,000 assignment fee, but we also lost the $5,000 we had loaned to the sellers, who admitted they knew about the second loan but never disclosed it to us.When we asked the sellers to return the money, they told us it was already spent on Christmas presents and moving expenses, with no intention of repaying us.This experience was a painful wake-up call.

You should wait until you see 5 to refinance in my opinion and use your income, which must be good, to work on an investment property.

For the investors I work with, I send my flippers to certain neighborhoods (Near east side, Crown Hill, Mapleton Fall Creek) and my LTR investors to other areas (West side, Christian Park, Martindale-Brightwood) -- there are some transitional neighborhoods that work for both (Brookside, Little Flower). 

No to mention I was able to purchase four cash flowing properties that has increased my passive income!

My wife and I purchased our first rental property here in Maui in June of 2023 to use as an STR as it was a consistent market, numbers worked, and we live 5 minutes away from the property so self-managing made sense! 

Essentially if you are doing more work in the deal then they should be putting more down cash-wise than what you are putting down.
