However, Tampa+Orlando are projected to lead the state in appreciation over the next decade so that's why I personally chose to put all my focus and even moved across country to invest in the Tampa Bay market.

That's why you have keep a close eye on the calendar for when you move out and convert it to investment.This little know ability is a huge game changer for house hackers. 

We have only a few stipulations about where to move to and start anew: We like a warmer climate, and we want a good market to start our portfolio!

If it's a year old lease,  I'd try to do the cash for keys, but again just tell them you are remodeling it... however if you have reason to evict, then move forward with that ASAP.
