I was looking at Lockport, Kenmore, Amherst, North Tonawanda NY.I would also like to make them a mix of short term and long-term rentals.

I have a letter from the HOA manager granting permission prior to purchase.

Locally, we have a lot of mix up's between what a home is and what the city thinks it is. 

You could tell them they can have the last month free and they might appreciate it so much that they'll choose to leave the place spotless (good luck with that).Personally, I would write them a very simple letter explaining that there is no deposit, they still owe rent for the last month, and their responsibilities for leaving it clean.

Did you send a letter stating the issue with a bill?

@Scott Wolf My attorney did mention that strategy today which i do enjoy, but he mentioned that sending a letter of interest is typically for off market deals.

My friends and family are already on board to invest even though I don't usually mix biz and personal.
