People make mistakes and I the inspector was a little sloppy.

You have a good story to tell and one that will serve as a baseline for others to emulate.Yes, you made some mistakes initially.

Oh yes I made mistakes, the same ones you might read about in other people's posts on here but hopefully I have become a more seasoned investor now and will have better luck holding onto properties , value, and money and I will be able to build lasting success this time around.

The biggest mistake new investors make is that they only focus on cash flow.

They will not have the knowledge necessary and make mistakes that can cost you a lot of money in drafting the purchase and sale agreement among other things. 

Just be careful because allot of people make the mistake of thinking because they have new construction that their properties will appraise for and sell for a much higher price.
