They were roughly 15 points higher but I think a recent hard hit inquiry lowered the number.My wife and I have a combined, established W-2 of 161K annually.No major debt except for my primary home, an escrowed mortgage of 1600/month.Here are my top two options:20-year note at 4.63% with 20% down30-year note at 4.75% with 20% downI'm leaning towards the 30-year note because I'm not concern about paying off the note faster with less interest but more concerned about getting a higher cash flow with the least amount of cash upfront.CAN I GO BACK TO MY LENDER AND SOMEHOW NEGOTIATE A LOWER INTEREST RATE?

Similar checkbook control can be established with a Solo 401(k) Trust if you qualify for that plan format by being both self-employed and having no full time employees.It sounds like you have been talking with or reading about IRA custodians, and need to get on the phone with an Advisory firm that can do the necessary legal work to put you directly in control of the funds.

Hey All, Maybe I'm getting a little ahead of myself but a 12 unit apartment building went on for sale ($1,375,000) right down the street from me and I'm super interested.2015 yearly expenses of about $14,500insurance at $8000Sewer $2000Water and trash: $3200ADT and Rottler $900Currently all units are leased at an average $975 a month (I think I can get this to $1000 based on its location next to my medical school and 2 large undergrad campuses)I'm extremely good at finding tenants as I have connections all over STL and have lived here for 22 years of my life, but I"ve just bought 2 rentals in the last 4 months and am under contract for a 3rd right now.

My question is not about protection at this time (I'm sure later down the line I will establish an LLC for increased liability protection as I expand my RE business but I will get an umbrella policy starting out).
