It seems like if they had to replace it, it may be difficult to find a replacement note that matched your note that went south (similar ROI, face value, equity cushion, etc..).

The subject of notes also bounces around, you can say the real basic aspect in a couple paragraphs, then explain different types of notes, how interest is applied, how principal is reduced, how those can be changed and the effects of additional payments, how to figure per diem interest, how liens are properly perfected, collateral and lender or note holder's rights, borrower's rights, ...... and after 21,000 words, still not mentioning buying notes as to due diligence as that ties into all that has been written, nor have I reached buying in whole or slicing notes up, or paths as to exit options and the determinations that might be considered.

Assuming the "old" lock is still in perfect working order, do you simply trash/keep it, or if you have another property, install it there when someone from the other property moves out?

I agree, if you are already getting top dollar why put more money in and not be sure if you could rent the units for the higher amount.I know the feeling because I bought a duplex and I have to remind myself it is an investment and although I live in it, I don't need to make it perfect.
