They weren't trashed, just abused and not cleaned.Luckily, I haven't had any in years, none has passed my background checks.Unrelated young couples have been my next highest failure group, not married, this group has had a good number of lease breaks and one eviction for non-payment.

You are right in that you can only have 10 mortgages, but your spouse (assuming you're married) can have 10 as well.

Hi Karen, You can sell within the next year and take advantage of both tax breaks:  the 250k (500k if you're married filing joint) gain exclusion along with the tax deferral provisions of 1031.
