I'd suggest running two sets of numbers; one for the main building, and one for the garage unit - cap ex and all.

If you have the money to pay cash on the ADU, I might build that first and then rent out the ADU prior to tearing down the main house.  

You don't want to find out you've got a 3" and need a 4" main.- Parking requirements- Fire separation.
