Will you be allowing them to sign 10 month leases to mirror the school year or are you going to lock them in to 12 month terms and they will have to either pay the summer months or find a sub-tenant?

It can interact with my Smart Locks etc etcI would not recommend Evolve for several reasons.

Issues with this:All the remotely controlled locks I have seen require wifi so I would either need to pay for internet connection OR require my tenants to let my door lock onto their networks. 

I originally applied for a loan back in February 2019 with an interest rate lock at 4.75% and we were supposed to close in April 2019.

lock it up right away, tell  the agent you will take care of him & get him his fee out of closing, standard is 2%-3% so that would only be $1,400-$2,100 just make sure your wholesale fee is more than that, I would do say 5k-7k, if not 10k, and you would just assign it to a buyer, hopefull you have some, 

if not, I would suggest to start there. if things hit the fan you have liquid capital to use to pay for those mergencies. build-up to at least $1,000 for emergencies.set up a small Roth IRA that will allow you to take out the money tax free after 59 and a half and the account will coumpiunt tax free as well.set up a CD to save the capital for the Real Estate, at least will yield some returns instead of zero and will lock in the capital for couple of years that way you won't be able to touch the money.

The downside is the time investment needed, constant attention to guests (Usually a greeting, and a checkout message is needed, but sometimes small issues occue such as being locked out, supplies running out, light bulbs etc).

But now if you have already signed new leases with these tenants, you are likely locked into them until they end.

It’s locked in for 5 years so I might refinance after 5 years of it isn’t paid down a ton.
