EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!

In my experience you will have a hard time basing the value on just the income with the 4-unit and the 16 unit's value will be based soley on the income. 

For me to go through the due diligence myself and then if I did buy the property going through the zoning and permitting process probably takes more time than I would want to take and would rather deploy my capital elsewhere.

I've used them a couple of times and they are just okay.  

They are much easier to deal with and there are no hurdles or lender requirements to meet other than paying the note on time every month.
