Some custodians, like Sterling Trust Company, will only allow this if its secured by real estate.If you're pooling funds, such as selling units in a LLC, you really need to do a Regulation D filing to make this legit.

This would only be legit it you showed this transfer on the HUD-1, and a lender will most likely balk.You need to find a buyer who can pay you what you need and get a loan.

@Matthew John good plan, one of our rooms has no closet, we were going to put in an armoire and call it good, but contractor buddy said he had to put in a real closet on a job to make legit bedroom.

:@Alexander Felice would probably put the money for upgrades on the ALTA closing docs, pay it into escrow at settlement, then disburse it to the vendors as the work is completed.I'm not an expert in this area but that sounds LEGIT!
