I am hoping to meet like minded individuals who can share their experience getting started, what their biggest hurdles were and how to over come them, and general advice/guidance.I am in the Los Angeles area but open to learning about other markets!

Greetings Fellow REIs,I took the plunge into REI approximately three months ago and have been immersing myself in learning ever since.

Being new, I'm sure there's much I could learn more to avoid unfavorable lending.

I’m just getting started so I thought maybe I could find someone with the capital and experience to work with and learn from, until I get flying on my own ?

I figured that flipping an 80s or 90s mobile home would be not only quicker and easier to do than a regular property but it would also be great learning for any rehab I would have to do in other properties I eventually hold.

I learned that 99% of the time you won't be able to assume a loan unless it's immediate family.

@Steve K.100% agree which is why I am against people doing seller financingThey are investing in a security instrument that is typically over leveraged because they may sell a $200k home for $220k, and get 7-8% taxed at ordinary incomeI can invest in other investments and get 8-10% taxed as qualified dividends or get depreciation and have ltv’s below 70%… throw in these borrowers are typically not underwritten properly and have a high chance of failure and I scratch my head why people think this is a great ideaI think a lot will learn the hard way in the next 2-3 years
