Hey all - There are some larger multi family complexes going up in my market…not sure what to make of it yet, but it’s a small town of 20k people.

I’m battling between two possible next steps in buying my first investment property.Option 1: Liquidate 100% of the portfolio and purchase a 4-plex.

For example, single story homes normally have a higher price/sf than multistory homes because they may have the same size footprint, but it may take a larger lot to achieve that, more foundations, larger roof, etc.

I'm about to liquidate my Roth so I'm ready to jump on my first "easy" quick cosmetic fix & flip.

What this new displayed nightly rate highlights are the listings with larger  or lower than normal cleaning fees. 

@Brock Freeman when considering a loan for commercial property, what do you want to see in an applicant(s) as far as experience, liquidity, and net worth?

It seems like it will be a larger number of flips than BRRRRs in the beginning to offset the W2.

Also, the more units the larger the max loan amount you are allowed to have on the property.

I've been investing in land for the past 3 years and making decent returns by either adding value with obtaining development approvals for tough parcels or subdividing larger parcels and selling lots. 

I want to park cash in a liquid REIT such as the TIAA-CREF REAL ESTATE SEC PREMIER.Can my LLC open an online trading account?
