Vacancies, maintenance, nasty evictions, new roofs and appliances and many other expenses are just a part of life with being a landlord.

I am a friendly landlord in their eyes.Here is an added benefit for me that you, Jon, remined me of; collecting multiple payments during the month allows me to be alerted of a problem sooner.

Someone mentioned that you can get satisfaction when speaking with their possible future landlords.

Struck me as dream landlording.

I agree;) I love RE, landlording is whole other thing ;) I found I like the idea of owning multi unit, but don't like the idea of managing multi tenants under one roof.

Some use it as a stepping stone before expanding their business to rehabbing and landlording.
