I want to learn as much about real estate as possible and I am seeking someone that could provide tips/guidance or just someone to chat with occasionally.

@Lucas Carl Thank you, its certainly a place that I have enjoyed visiting as a kid.

Needed 30k worth of work, sold for 90k Now these deals are extremely hard to find and yes I had offers on about 10 properties, this was the only one who bit, circumstances were it was a estate sale, parents passed, parents house, kids lived out of state didn’t want to deal with it.

kid ate paint chips for a few months.. and it unfortunatly caused their death.. its an issue.. and I would be cautious / risk adverse personally.. but then again i don't rent houses..

I've been married for 14 years and have 2 young kids. 

Having 6 kids, our drains will start to stink when the kids are spitting toothpaste down them and then not running the water enough to rinse it out.

Any last-minute tips/advice?

@Ozzy Sirimsi  @Tim Youse @Joseph Abad Appreciate the tip about # of tenants in Towson, looking at the zoning laws : "After the effective date of Bill No. 124-93, a new boarding- or rooming house is not permitted next to an existing boarding- or rooming house unless permitted after a public hearing pursuant to Section 408.B."

Every year my tenants tells me they would leave due to kids school situation but staying put.
