I paid $3.50 a sf for the flooring, but it was on sale from $4 sf - last time I priced it I saw $4.25.As an installation tip, your flooring guys will do what they will, and of course the parquet adds a complication, but I found the best method to remove old plywood is actually to pull out each and every nail and lift them right out!!!

Hopefully only 60 k in and it’s maybe worth 80 -85 tips - hard pass

Thanks for the tip on the electric, if those are paid for by the tenant why is it on there anyways?

Also, a little tip, when responding to an individual person, press the @ sign on your keyboard and type in that person's name.
