I had similar issues with late rent. 

They may not cover local issues, but are great to get the wheels turning in where to  look next to grow.

@Andy Welmers - This is a local issue, so hopefully someone from Ottawa will see this thread.

We'll need to do something if we ever want to sell because we may run into the same issue these owners are with financing a property with a mobile home-as buyers we couldn't get financing so they were limited in who they could sell to.

Ishaan Misra , I have considered buying "out of my back yard," but my issue is that I really like being involved with my investments and being able to touch see and feel them etc.

The issues I have come across are:1) Finding a MFH in an area I can live (close to mine and gf's work) in order to qualify for an FHA loan has been pretty rough.

If you're having money issues, you might want to consider flipping a  few houses, before you  purchase another buy and hold.
