My goals for RE -  Create WIN/WIN situations for everybody involved in a deal, but understanding that WE need to make money to become efficient.- Creating a presence in the local market and working with other investors / realtors.

If you look at areas on the Coasts or Southwest (Primarily: CA,OR,WA,NV,NM,AZ), you see it less.The issue is with some of the 10 caps I see, they really need to be 15 caps to deal with the risks involved with some of them.

You can buy on the internet at sites like loanmls.com or you can buy from a note seller or by wholesaling from a homeowner that is involved in a lease option or subject to or land contract situation or one of the note schools. 

You will have to explain to them benefits and risks involved.

Every time I see or hear the word "FLEX" involved with a commercial property it seems like it's an obsolete building that's laid out all wrong on the property, that was specifically built to manufacture something like steam powered typewriters.It will have low ceilings, loading docks unable to accommodate modern tractor trailers, and two phase electric.Even if the building is modern, It'll be built for some kind of business that was put out by some kind of big box retailer.

Two totally different buying procedures involved.

If your wife falls off her bike you can sue the company that supplied the road signs, you won't get very far though, but there is nothing stopping you trying.So if something bad did happen, in order of richest people involved, where do you stand?
