It might not be the best best rate but the application process has been fairly simple and while I have my primary loan officer it is not uncommon for me to send correspondence to his boss that I have known throughout the years who is the head of the mortgage department for all of their branches during the process too.

Although I am buy no means anti-dog as tenants.It's just that cats a quieter, they don't bark all day long while their master is at work.They don't rush you and bite a chunk out of your leg, and they bury their waste.During due diligence for instance, I will not hesitate to go into a unit with cats in it, but some dogs make me very hesitant to go in.I strongly believe in the no puppies, no vicious breeds, and no dogs that make management uncomfortable policy. 

Don't leave construction entirely...good to keep your hands and head in that game.

When prior to this I just had to stick my head in randomly to get a feel for all the units at once.

I’ve had some thoughts that’s been running through my head on how to go about purchasing my first investment property.I really like the idea of rental properties, especially for multi family properties, apartment complex, condo.

In that instance, we don't rent to them because they are probably lying and we don't want tenants who lived with someone else for the past 3 months. 

In my head, I am thinking I am looking at 30k in a rehab budget.
