Check with DOT for any road widening that might take some of your land and reduce down the amount of parking spaces available.Make sure newly signed rent for that box building size is not inflated for the area where the seller in exchange for TI's is getting inflated rents to sell off to a buyer.

Nobody likes to raise rent on good tenants, but if you're not raising rent by at least 3% per year, you're not even keeping up with inflation and most tenants can understand that.

Our cleaning crew does all the normal STR stuff--cleaning, restocking, laundry, replace towels, reset beds, and will do the occasional odd job like replacing batteries.
