I think that ideally you should buy with cash flow, and then have the appreciation be the icing on the cake.

My calculation tells me it will take 2.5 years to recoup and since I would like to ideally sell in 15 months, it seems better to stick with what I have at the moment.But should I be considering the cash flow I will save by not paying the interest on my mortgage for two months while a refi is being completed?
