My research has shown me rent that seems also unreasonable for the conditions and prices of the properties in the area, (I'm not complaining I'm just in shock that there are any multi-unit properties for sale if it's such a hot market with great deals.)

If you are in a hot market like mine where you have 100 investors that will take an actual flip deal in a heart beat, you don't need a buyer's list.As far as knowing what criteria people are looking for, that is easy.

Hot neighborhoods like Astoria, LIC, Forest Hills, Kew Gardens and Glendale will continue to go up imo.

Longmont is a super hot area right now, but there are still deals to be found.

That is a hotly debated idea, but that's my two cents and opinion.
