On paper, I think these look like they are good deals but I'm concerned that my cash flow is going to dry up quickly and prefer me from making future investments.

I've had the sewer line scoped to make sure its not broken, we don't have any dry p traps.I don't want to raid bomb the place because I worry about liability.

As far as investing in NYS goes, my expectation (and personal investing strategy) is that these laws will (and already have) tank MF property values in the short term as competition for investment property dries up, but since inventory is decreasing and vacancy increasing, rents will continue to rise as supply tightens.
