If you haven't read @David Greene BRRRR book or Long Distance RE Investing, I totally recommend them. 

So We thought about it and said what it we get stuck w/ that tenant David Greene got stuck with.

I've been reading a lot from David Greene and I want to start building a core team out there.

When you say you are going to read the book, I assume you mean Long Distance Real Estate Investing by David Greene.

With @David Greene's BRRRR book on repeat we really want to try our hand at a few distressed SFHs and turn them into rentals.

Real estate has a very, very low bar of entry.

I'm still an extreme rookie here so apologies if this is a simple question or if it doesnt quite make sense, but I think using this type of financing is really beneficial barring any extreme changes it can make to the refinancing process.

I'm a very passive investor and still new here and very green.
