i recently sold on creative financing. i was thrilled because i didn't have to go through the hoops of a 1031 exchange, got a higher purchase price (45k more than my best traditional offer), am getting monthly checks, and will get a balloon payment at a good time (kid graduating, want to get her into a multifamily). i was only willing to walk away with a certain profit on the property, no less, and this was the only way i could do that. hope this helps!

We closed anyway and I drove immediately to the property and started knocking on doors to explain to the tenants (who didn’t know the building was for sale), that they had to pay rent to me now, the kid in khakis and a collared shirt all tucked in with neatly parted hair, looking like he just graduated from Yale.

A friend suggested i go to a trade school since i just graduated high school and decided not to go to college. the reason he suggested this was because i wanna get into real estate in a little while and, he believes i can use the skills i acquire in trade school to get rid of refurbishment expenses. do you believe this is a good idea?

Went to IU-B and made decision to focus on RE when I graduated high school instead of walking on at IU (I say that like I had a chance but I wasn't terrible lol).
